This Project we has encountered a number of challenge for us to design the plan.

First of all it is no chance to have a vehicle crossover on north side as we discussed with council meeting that notified they does not allow it.

Then the west side nature strip has 2 large 1small trees together with large TPZ limited the flexibility for us to locate the crossover at any place as we want.

The last, on site has 2 meter raise towards east limited by landscape requirements not allowed to dig to much and meanwhile will need to meet with 60 SQM SPOS and VPO requirement on land. and not mention the easement on south further reduce the site area available to put the unit.

Even though we still managed a 3 unit application but unfortunate does not success , in the end we get the permit of 2 unit with 4 bed 2 Garage.
